TYPES OF SITE PLANS
1. MASTER PLAN: A master site plan is a long range
overall picture illustrating buildings, parking, drives, storm water
and utility considerations, and other major concerns. A phasing
plan is usually included. The master site plan is used to allow
a logical and efficient plan for future growth.
2.
SCHEMATIC SITE PLAN: A schematic site plan is a picture of the property,
which includes present or initially proposed buildings, parking, drives, trees,
and other features. This site plan can be used as a basis for developing a detailed
site plan.
3. DETAILED SITE PLAN: A detailed site plan
prepared for city planning commission review may include, but is not necessarily
limited to all of the above, plus information on utilities, topography grading,
curb cut details, storm sewer details, landscaping area, capacities, lighting
and zoning. These plans are also used for obtaining construction bids and for
construction.
SITE PLAN FEES 1. Master site plans
and schematic site plans can range in cost from $500 to $2,500.
2. An architectural
survey is required before a detailed site plan can be done. This survey must be
prepared and certified by a registered land surveyor. The survey cost depends
on property size, but will generally be in the area of $1,500 to $2,000.

of items included.
